STEPS TO A SUCCESSFUL REMODEL

Laying the Groundwork

Initial Consultation
Because your remodeling project is unique to you and your home, it is important to discuss all the aspects of your dream renovation in as much detail as possible. This is achieved during the initial consultation, or first meeting, which takes place at your home. At this time, Probilt professionals will discuss with you the project prarameters, design concerns, ideas and budgetary guidelines. We will offer suggestions to achieve a result that is functional and aesthetically pleasing, and accomplished in the most cost-effective manner possible. We will introduce to you our lifestyle questionnaire, which is a tool to help us in the preliminary planning phase. The lifestyle questionnaire is designed to cover such areas as storage needs, exercise (destressing) areas, flexibility in terms of living and dining rooms and entertainment habits. We will explain our fee structure and present our preliminary design agreement.

Second Meeting
We will request from you any additional ideas that may have come to mind. If you need assistance, Probilt's Design Division can help you with coordinating styles, colors and materials for a myriad of interior and exterior design elements. These elements include items such as roofing, siding, stone, shutters, doors, windows, cabinets, countertops, tile, fixtures and built-ins. We can also help with the placement of furniture to create the best possible flow patterns for your family's activities.

We will perform a basic study of your existing home which will consist of reviewing and noting specifications of the existing heating and air-conditioning equipment, electrical service, structural elements and their condition, all existing room dimensions including the basic floor plan layout.

Together with the above notes and research of your local zoning and building restrictions, we will prepare preliminary drawings as required. We will utilize all the above research information, combine them with your ideas and Probilt's design expertise to develop preliminary drawings. Once completed, the preliminary drawings and roughly estimated costs will be reviewed with you. Changes and modifications will be made at that time and we will proceed to the preliminary plans.

Third Meeting
We will meet with you to review preliminary plans and cost estimate. Notes of any new changes will be made. Material selections, such as cabinets, windows, doors, roofing and siding will be discussed. A review of our options list will help you finalize your product selections. We can move on to make changes and updates to prepare the final preliminary drawing, cost estimate and construction agreement. When updates are complete a final meeting is scheduled.

Fourth Meeting (if required)
Upon approval of the final preliminary plans, cost estimate and agreement, the project moves along to the final design phase based on your selections and detailed construction plans are developed. When all questions are answered and all elements are mutually agreed upon, the actual construction work can begin.

What To Expect
While emotions are running high with excitement toward the anticipated end result, you may experience some apprehension during the construction process. You can expect a degree of inconvenience and disruption to your household routine over the course of time that the renovations are in progress. It is highly probably that time delays will occur as a result of inspections, material deliveries, change orders, custom orders, unforeseen conditions and inclement weather. All of the aforementioned contribute significantly to the final completion date. Therefore, it is very possible that the rough timeframe we initially establish could be extended. We request that you plan for this eventuality.

The construction phase starts when all permits are procured. At a minimum, you will meet weekly with the Project Manager who will answer your questions, give you progress report and advise you as to what will happen next to make sure that the work continues in a steady flow, barring any unforeseen circumstances. Quality, efficiency, accountability, cost controls and your comfort are among our primary objectives, from concept to completion.

As completion of the remodeling project nears, Probilt will prepare a Quality Assurance Report. Together with your Project Manager, you will have an opportunity to assess the work that has been done and prepare a checklist of the remaining open items. This will ensure a more complete closing with all parties in agreement as to the final aspects of the job.

In the final analysis, when looking back over the process of your remodeling project, you will find it was worth the time, effort and investment. You'll fall in love with your home all over again!
